Cleaning and your deposit: what California law says
- 21 days. After you move out, a California landlord has 21 days to return your deposit or send an itemized statement of what was kept.
- Same level as move in. A landlord can keep money for cleaning only to bring the unit back to the level of cleanliness it had when you moved in.
- Photos. Since April 1, 2025, a landlord who deducts for cleaning or repairs has to photograph the unit before and after that work and send the photos with the statement.
Our tip: when the clean is done, take your own dated photos of every room, inside the fridge and inside the oven. Then you have the same kind of proof your landlord has.
